Welcome to IS Properties West Midlands Ltd. These Terms and Conditions govern the use of our accommodation services and website. By booking with us or using our website, you agree to comply with these terms.

1. Booking & Payment

1.1. All bookings must be made through our website, third-party platforms, or directly with us.
1.2. A valid payment method is required to confirm a booking. We accept major credit/debit cards and bank transfers.
1.3. Full payment is required at the time of booking unless otherwise stated.
1.4. A security deposit may be required, refundable upon satisfactory inspection of the property after checkout.

2. Cancellation & Refund Policy

2.1. Free cancellations are available up to 3 days before check-in. After this period, cancellation fees may apply.
2.2. Refunds (if applicable) will be processed within 7 working days via the original payment method.
2.3. No-shows or early departures are non-refundable.

3. Check-in & Check-out

3.1. Check-in time is listed on the room details. Early check-in is subject to availability.
3.2. Check-out time is listed on the room details. Late check-out may incur additional charges.
3.3. Guests must provide valid identification upon check-in.

4. Guest Responsibilities

4.1. Guests must respect the property and its contents. Any damage, theft, or excessive cleaning requirements may result in deductions from the security deposit.
4.2. No smoking, illegal activities, or disruptive behaviour is permitted on the premises.
4.3. Only the registered number of guests may stay in the property.
4.4. Pets are not allowed unless agreed upon in advance.

5. Liability & Indemnity

5.1. IS Properties West Midlands Ltd. is not liable for any loss, theft, injury, or damage to personal belongings during your stay.
5.2. Guests are responsible for their own safety and well-being while staying at the property.
5.3. We are not responsible for issues caused by third-party providers (e.g., Wi-Fi, utilities, or external service disruptions).

6. House Rules

6.1. Quiet hours are between 11pm and 7am to respect neighbours.
6.2. Any breaches of house rules may result in immediate termination of the stay without a refund.

7. Force Majeure

7.1. We are not liable for cancellations or service interruptions due to unforeseen circumstances such as natural disasters, government restrictions, or events beyond our control.

8. Changes to These Terms

8.1. We reserve the right to update or modify these Terms and Conditions at any time. The latest version will always be available on our website.
