At IS Properties West Midlands Ltd., we strive to provide a seamless and enjoyable stay for all our guests. However, we understand that plans can change. This Refund Policy outlines the terms for cancellations, refunds, and compensation.

1. Cancellation & Refund Eligibility
1.1. Flexible Bookings:

Free cancellation is available up to 3 days before check-in.

Cancellations made after this period will incur a cancellation fee of 35% of the booking value.

1.2. Non-Refundable Bookings:

Certain discounted or promotional bookings are non-refundable. These will be clearly marked at the time of booking.

1.3. No-Shows & Early Departures:

Guests who fail to check in or leave before the end of their booking period are not eligible for a refund.

2. Refund Processing
2.1. Approved refunds will be processed within 7 working days via the original payment method.
2.2. Transaction fees or processing costs incurred by payment providers may be deducted from the refund amount.

3. Amendments & Rescheduling
3.1. Guests may request to modify their booking dates subject to availability. Additional charges may apply.
3.2. Requests to reschedule must be made at least 14 days before the check-in date to adjust any overlapping bookings.

4. Special Circumstances
4.1. In cases of unforeseen circumstances (e.g., government restrictions, medical emergencies), we may offer a full or partial refund at our discretion. Supporting evidence may be required.
4.2. Refunds will not be issued for disruptions caused by third-party service failures (e.g., Wi-Fi, utilities) unless the issue makes the property uninhabitable.

5. Force Majeure
5.1. We are not liable for cancellations due to events beyond our control (e.g., natural disasters, pandemics, extreme weather, strikes, or government-imposed travel restrictions). In such cases, we may offer a credit for future stays instead of a refund.
